Housing Maintenance
Carrick on Suir Town Council provides in excess of 360 dwellings throughout the Town of Carrick on Suir. The Housing Maintenance Section is responsible for the management and maintenance of the Town Council's Housing Stock. We ensure that houses conform to the minimum standards as set out in the Housing (Standards for Rented Houses) Regulations, 1993, including :
- House in proper state of structural repair.
- Adequate ventilation in each room.
- Adequate means of heating (fireplace).
- A sink with hot and cold water supply.
- Electrical Circuits in good repair.
As a rule of thumb, the Council will look after most structural repairs while, the tenant will look after day-to-day repairs of a non-structural nature. The list set out below gives a general guide
As tenant you will be responsible for
GENERAL
- internal plaster cracks
- repairs to or replacement of cupboards, wardrobes, kitchen units and their doors, hinges, handles, locks, catches and drawers
- all internal decoration
- sweeping of chimneys on a regular basis
- wall and floor tiles
- vent covers
- repairs of condensation damage
- external and internal doors, their locks and handles
- draught-proofing of doors and windows
- replacement of glass
- letter boxes, window stays, catches and restrictors
- maintenance of smoke alarms (including replacement of batteries)
- timber work on windows should be painted by the tenant on a regular basis, but at least every 4 (four) years

EXTERNAL
- maintenance of gardens and hedges
- repairs to fences, gates and boundary walls erected by the Council or the tenant
- repair and maintenance of sheds
- regular cleaning of gutters and rain water gullies
- all repairs to electrical appliances, fires and heaters, and their sockets & plugs not installed by the Council
- lamp holders
- replacement / repair of light switches
- replacement of fuses and light bulbs
- repair and replacement of immersion heaters – except where no central heating or back boiler system to heat water exists
- Electric showers
IMPORTANT
- You will be responsible for any electrical repairs arising from interference with the electrical installation and, if the Council is required to carry out repairs arising from such interference, the costs incurred will be charged to the tenant. Also, where it is your responsibility as tenant to repair an electrical fitting or installation, other than the replacement of bulbs or fuses, the work should be carried out by a qualified and competent electrical contractor with prior approval of Carrick-on-Suir Town Council!
PLUMBING:
- Cleaning gullies and waste water pipes from bath and sink
- Toilet bowls, seat, chain and handles
- Stoppers and chains for baths and sinks
- Taps and washers
- Sinks, baths and wash-hand basins
- Clearing air locks in pipes
COOKING AND HEATING APPLIANCES:
- Solid fuel, gas, electrical heating/cooking appliances installed by the tenant
- Fire basket, grate and fret in all fireplaces
- Repair and replacement of tiles on fireplaces
- All damage to units not caused by fair wear and tear
